Imagine you find the perfect restaurant. It’s fully equipped with everything you need in the kitchen, the bathrooms are handicapped accessible and it only needs a bit of an update to make it your own. But why, if this restaurant is so perfect, is it closed? It’s important to find out why it closed its doors, and if location played a part.

When it comes to a restaurant’s long-term success, location matters more than anything, sometimes even more than the food.

Chain restaurants – Applebee’s, Cracker Barrel, fast food restaurants and Italian spots like Carrabba’s Italian Grill and Olive Garden – are often located at interstate exits, so hungry drivers can pull in, grab some dinner and either continue traveling or find a nearby hotel at the same exit.

But yours will likely not be a chain restaurant, since you plan on putting blood, sweat and tears into creating your own unique menu using the skills you’ve picked up during years of working in professional kitchens or studying at a culinary school.

Know that if the kitchen and bathroom need updates, you’ll have to factor in those costs, and renovations – removing walls, changing tables and décor to suit your restaurant concept – will be costly. But remember, that prime chunk of real estate is desirable, so your landlord will charge you for the great space. Your menu and other costs will have to be adjusted to make up for the rent expense.

But what if you find a spot you love, one that speaks to your heart, but you’re not sure if it’s a good spot for a successful establishment?

According to The Restaurant Times, these are the reasons why a location, no matter the perfection of the building itself, is wrong for you.

·         Low visibility. If the restaurant location you choose can’t be seen by passersby, or is located at the back of a building, leaving you little more than a chance to put a sign near the front to guide people to your entrance, you’ll have a hard time drumming up business unless word of mouth takes over.

·         Poor accessibility. If your dream restaurant has scant parking – having enough parking spots for customers is a critical and often overlooked issue - no elevator if yours is an upstairs venue or is located in a place that’s not accessible for handicapped patrons (something you’ll have to address before opening night), it will be more likely be a nightmare.

·         Your restaurant of choice is too isolated. A downtown location can be great, especially if it’s near an arts center, sports arena or some other heavily populated attraction, you’ll likely generate traffic. But a restaurant in a residential area or an establishment tucked on the edge of town is not an ideal location, and customers will be more likely .to dine somewhere else before they get a chance to stop at your establishment.

·          Poor customer targeting. You may open in a great location, but if the neighborhood is one that isn’t into vegan food – if there are steakhouses or custom burger joints nearby, that might be a clue that you need to keep looking for a better site - or you choose a fine dining establishment near a university or community college, you are more likely to be forced to shut down due to lack of traffic. 1
